What the heck is going on in the Real Estate Market?

Sold past 7-12 months (n=128) med $1,727,511 DOM=7

This suggests a primary (yearly) change of -7.381%.

Sold past 1-3 months (n=28) med $1,625,000 DOM=21

Sold past 4-6 months (n=38) med $1,600,000 DOM=13

This suggests a secondary (quarter to quarter) change of +1.563% (stable).

There are 5 current active listings ranging from $765,000 to $3,195,000 with median DOM at 5 days. Range 4–54 days.

There are 6 pending listings (in contract) ranging from $575,000 to $2,599,000 with median DOM at 11 Days. Range 1-120 days.

12/13 review: yearly change -7.010%; quarter-to-quarter change +7.074%. 10/24 review: yearly change -5.660%: quarter-to-quarter change -2.439%. 9/13 review: yearly change +8.333%; quarter-to-quarter change -14.795%.

So, what’s going on? This is pretty close to the typical pattern however, the quarter-to-quarter trend appears to have reversed some. It is currently stable and was positive. The yearly trend is within 2% and appears around the same as our last observation. I am not too worried about this reversal at this point. It is very hard to predict exactly where this market will go from here but, I still expect both the yearly and quarter-to-quarter trends to improve in the near term. The quarter-to-quarter trend started out negative, moderated in October, went positive in December and is now stable. The yearly trend started out positive, went negative in October, went deeper into negative territory in December and is now about the same. So, we are not seeing any straight-line improvement or deterioration and will have to keep looking for any developing cumulative trends.
