This suggests a primary (yearly) change of -15.903%.
Sold past 1-3 months (n=11) med $1,425,000 DOM=54
Sold past 4-6 months (n=33) med $1,575,000 DOM=16
This suggests a secondary (quarter to quarter) change of -9.524%.
There are 7 active listings ranging from $1,138,000 to $6,998,000 with a median DOM at 50 days. Range 1-155 days.
There are 8 pending listings (in contract) ranging from $579,950 to $3,349,000 with median DOM at 22 days. Range 4-71 days.
1/9 review: yearly change -19.737%; quarter-to-quarter change +2.333%. 11/04 review: yearly change -8.727%; quarter-to-quarter change -12.500%. 9/22 review: yearly change +35.015% (stable); quarter-to-quarter change –14.618%.
So, what’s going on? This looks very similar to the Eastern section of San Ramon. The yearly trend has moderated, and the quarter-to-quarter trend has reversed. Both trends are off of their bottoms with the quarter-to-quarter trend having turned negative since our prior observation. The sample size for the current quarter however, is pretty small. The volume “n” is down and the days on market are up. This kind of blows my large lot property theory out of the water… Still, I am expecting that we will see moderation of both the yearly and quarter-to-quarter trends in the near term. But interest rates were headed up as of today, and that may play into the picture here. We will come back here in a month or so to see what’s up.
