This suggests a secondary (quarter to quarter) change of +1.101 (stable)%.
There are 19 current active listings ranging from $439,000 to $949,000 with median DOM at 26 days. Range 3–205 days.
There are 15 pending listings (in contract) ranging from $339,000 to $805,000 with median DOM at 36 Days. Range 4-109 days.
12/12 review: yearly change -4.011%; quarter-to-quarter change -9.091%. 10/23 review: yearly change 0%: quarter-to-quarter change -19.435%. 9/12 review: yearly change +15.833%; quarter-to-quarter change +6.796%.
So, what’s going on? This is what is becoming the typical pattern. The quarter-to-quarter trend started out positive, went drastically negative in October, moderated in December and is just now stable. The yearly trend started out positive, went stable in October, negative in December and has moderated as of today although still just barley negative. I would expect to see the quarter-to-quarter trend continue to go up. I expect the yearly trend to move into positive territory by our next review of this area. This is the pattern we see in most but, not all markets. We know there can be reversals so we will keep looking!
